Contract Document Reviews
IPS has completed hundreds of contract document reviews identifying coordination, code, accessibility, phasing issues, prime agreements and schedules which saved our clients $Millions of dollars in change orders and mitigated schedule and litigation impacts. Some of our reviews have identified significant issues after other consultants have performed their reviews. It pays to hire IPS as your review expert!
Unlike other reviews, IPS reviews contract documents for things that actually matter! With an eye for complete contract documentation integration we review all contract documents to ensure they are all complimentary and coordinated to provide developers the appropriate contract administration tools to ensure those tools are there to mitigate change orders, delays and litigation during and after the construction process.
Our reviews include:
- Design team agreement (and sub-consultants) to ensure complete scope and define specific information is provided in each phase of document production.
- Pre-Con & Prime Agreement with the GC, any Qualifications and Assumptions from the GC, order of controlling documents typically provided by the GC.
- Design drawings and specifications throughout their development to ensure the developers underwriting fundamentals are maintained and constructability/coordination and accessibility issues are mitigated.
- Final contract documents: we review the complete package supporting the development teams original underwriting. This provides developers all the contract document support for managing the construction process effectively mitigating change orders, schedule delays and proforma impacts!
The LINK below is an example of a plan review performed by IPS AFTER a developers team of consultants reviewed the set and submitted the set to the City for Permit Issuance. Note the extent of issues mitigated by IPS's review before construction started which saved time, money and accessibility litigation risks.

This allows IPS to influence the design process to ensure review comments are incorporated into the construction documents thereby eliminating during construction issues resulting in controlled costs and schedule assurance. This is an IPS Best Practice!
